Our Property Management Services
Our experienced team undertakes property visits regularly across the UK covering most asset classes including offices, retail, industrial and mixed use for a variety of inspection purposes.
Where there is a service charge, we visit the property at least once a quarter, otherwise we endeavour to carry out visits twice yearly.
Our expert feedback ensures that lease covenants are adhered to by occupiers and that rental and capital values are maintained. Property visits often identify ways to add value and can ensure that a ‘ready for sale’ position remains.
We are proud of our track record in establishing constructive and collaborative relationships with our clients’ occupiers to identify ongoing space requirements.

We offer our clients the full range of accounts administration services.
This includes the invoicing and collection of rent, service charge and insurance – as well as ad hoc administration in accordance with the terms of leases.
We also offer a credit control and accounts reporting function and work closely with lawyers and enforcement agents to escalate arrears and progress recovery. In respect of lease administration, we keep a diary alarm system to flag all rent review and lease renewal dates so relevant recommendations can be provided.

We typically report on a quarterly basis, but our flexible approach can accommodate the stages of the property cycle, requirements of particular assets, and our clients’ preference. We progress reporting through face-to-face meetings, via virtual team meetings and through written and e-mail reports.
Reporting evolves over time and we are constantly looking to improve and progress efficiencies in reporting between ourselves as the service provider and our property owners.

We are an RICS regulated firm so, in line with best practice, we progress timely service charge budgeting and reconciling where required
We also provide standalone, bespoke service charge work consisting of catch-up reconciliations, auditing of existing service charge work and progressing service charges where leases allow but have not historically been used. This can ensure monies are received for common areas and the provision of services to them. The service charge process can be easily overlooked or progressed incorrectly. We use RICS templates for budgeting and reconciling service charge and are familiar with both commercial and residential processes.

Lease compliance by landlords and occupiers provides for a mutual win:win for both parties while upholding the lease terms and the value of an asset.
Regular property visits by our specialist team ensure lease compliance and identify any irregularities including unauthorised use, alterations, or breach of repair covenants. The regular quarterly or six-monthly visits are essential to identify any issues in lease compliance and normally occupiers are only requiring confirmation of their signed lease agreement to understand the agreed position and rectify any deviation from this.
When a part of a wider estate, it is equally essential to demonstrate proactive fair management so that all occupiers have the benefit of unencumbered common areas and all services.
